Time for a Change at Caledonia Meadows

Mismanagement, ignored repairs, wasted money, and zero transparency. It’s time for a board that works for us—not a property manager who avoids accountability.

Who’s
Behind This?

We’re homeowners and residents of Caledonia Meadows — just like you. And like many of you, we’re frustrated.

We’ve dealt with unanswered emails, surprise early-morning repairs, and budget decisions made behind closed doors — all while being kept in the dark about what’s really going on.

We’ve watched as dues increase, while basic maintenance like cleaning gutters, routine inspections, or even timely communication is ignored.

This isn’t about politics. It’s about common sense, respect, and accountability.

Unfortunately, it’s not just the management company that’s failed us — it’s the board, too. Some of our board members seem to care more about staying on good terms with SP Management than representing the people who elected them. Instead of leading, they allow the management company to run the show — no oversight, no pushback.

Instead of advocating for residents, some board members have chosen to go out of their way to enforce petty rules and report neighbors to SP Management over things like short-term guest parking. That’s not what community leadership should look like.

What we need are board members who advocate for us, not ones who act like we’re the problem.

We’re not just dues-paying homeowners — we’re neighbors, and we deserve to be treated like it. We deserve to know where our money is going.

We deserve real answers, real maintenance, and real respect.

If you’re tired of the silence, the runaround, and the feeling that this place isn’t being managed for you — you’re not alone. It’s time for change.

Key Issues We Can’t Ignore

The Budget

SP Management proposed a $40,000 gutter replacement—oversized and unnecessary. Regular cleaning could have avoided this.

Communication

No email replies. No warning before loud or disruptive maintenance. Just a knock at the door.

Maintenance

Cracks widen. Gutters clog. Water seeps in. No inspections. No schedule. Just duct-tape fixes — if anything at all.

You’re Not Alone

“Extremely rude and unhelpful customer service.”

“If I am paying you to take care of the outside of the property, then why do I have to shovel it? This is a 55 plus community and they should be safe entrance to the property .”

“Very rude - They increased our HOA fees but did not notify anyone with autopay and were unhelpful when I called to ask how to update this. The woman I spoke to was very short with me and had a nasty attitude.”

“Useless, can not keep track of payments, ending up with extra charges. Avoid at all costs.”

“Useless. Totally useless. I wish I could give no stars at all.”

“Less then 1 star. Unprofessional and will not serve residents of association. They promise and talk but will not and do not deliver!! You get what your association board members expect. If they expect zero response that is what you pay for and get!”

Would You Hire a Contractor With 2 Stars?

SP Management currently has a 2.1 rating on Google. Their communication is failing. Their decisions are questionable. And they’re asking for tens of thousands of dollars with no transparency.

You wouldn’t trust this with your home. Why trust it with our entire community?
